Describe a custom home beyond square footage
Custom millwork, stone, specialty windows and unusual architecture can affect a reconstruction estimate. Include detached buildings and recent additions in the property description. A carrier may ask for more detail about roof condition, heating, electrical systems and the home’s occupancy. The purchase price includes land and market conditions, so it should not be used as a shortcut for the cost to rebuild the structure.
Check equipment, lower levels and outdoor features
A generator, finished lower level, pool or extensive outdoor improvements should be discussed during the review. Ask which equipment breakdown and water backup options are available and how limits or exclusions apply. Routine maintenance and wear are different from an insured event. Keeping a record of updates helps explain the property but does not by itself establish that a particular claim would be covered.
Coordinate liability before adding an umbrella
An umbrella policy has requirements for the underlying home and auto policies. Review household drivers, vehicles, rental properties and recreational exposures before choosing an additional limit. Tell the agent if a college student keeps a vehicle elsewhere or if a vehicle is used for work. Changes in who drives or how a property is occupied can be more important than a change in the premium.
Review obligations over the years ahead
A larger mortgage, children approaching college and a business ownership interest can create several different time horizons for life insurance. A term policy may fit a defined period; permanent coverage requires a different discussion of cost and funding. List the obligations first, then consider the amount and duration of coverage. Existing savings and policies should be part of that discussion instead of starting from a standard multiple of income.
Questions people ask
Should I use my home’s market value as its insurance limit?
Rebuilding cost and market value measure different things. Share current property details so the reconstruction estimate can be reviewed separately from the land and sale price.
What should I bring for an umbrella review?
Bring current home and auto declarations, a list of household drivers and vehicles, and information about other properties or activities that may affect eligibility.
